Manor House in Benabbio

A very large and well maintained village Manor house, on three levels, with large flat garden with wonderful views, private parking, some land with vines, olives, and a couple of smaller buildings.

The property is substantial and imposing, unmodernised, and full of wonderful features including old cotto floors throughout, chestnut beams and doors, galleried stone staircases with hand crafted handrails, and even a billiard room. There is central heating already installed and the property could be used immediately.

The main entrance from the road is into a very large entrance room, off which are four rooms currently arranged as a kitchen, two bedrooms, and a work room. Up the grand staircase are five rooms arranged as bedrooms, some with fireplaces, and two bathrooms . Some of these rooms are accessed via a separate corridor and could be arranged as a private area.

On the lowest level is a spacious rustic kitchen with large stone fireplace, sink, and a ‘conica’ – the original cotto clothes-washing container set into the corner. In addition there is a second ‘back’ kitchen, two cantine, one for wood and one for wine, and a billiard room.

Outside, with access from the lowest level, is the large garden, somewhat overgrown, with with a pergola and terrace, and views over the Alpi Apuane. There is also a private entrance from the road, with a stone garage, parking area and storage below.

The property dates from 1758. According to the owner the property is sound and unique in the area for suffering no damage in the 1921 earthquake.

Across the road there is land with olives and mature vines, a simple two storey house in poor state of repair (although lived in until recently, with adjacent stone barn on two floors. This is available separately if required.
