Price reductions

We’re out in Tuscany (the weather’s horrible) and hoping to have some new things for the site in the next few days. For now – here’s some price reductions:

Ponte Apartment – this is an apartment in the Ponte a Seraglio part of Bagni di Lucca. A first floor apartment that’s structurally OK but needs some internal works – now asking 80,000 euro

Imagine – this is a lovely little house just outside Bagni di Lucca. A village house, but with car access to the door, fully and nicely restored and being sold furnished. Not quite sure why this failed to attract much interest at 90,000 euro, but it didn’t, so the asking price is now 80,000 euro.

 

For those with a bigger budget…

Bagni Manor house – not for everyone as this is huge. Close to Bagni di Lucca, in its own land and both fully modern and comfortable but also filled with period features. Asking price is now 450,000 euro

Palazzo di Abate – village centre manor house in perfect condition and with a range of beautiful features. Usable both as a single house or, as it is now, split into separate apartments.  This could make a good quality high-end rental investment. Now asking 520,000 euro

Mountain Hamlet – we sold this as a collection of ruined building to their present owners some years ago and, having spent a fortune on restoration and making a good income from rentals, have decided to move onto other projects. On sale for the past year at a much higher price but now down to an asking price of 950,000 euro.

Price Reductions

A couple of price reductions on the site today that might be of interest to our regular readers:

La Rosa – now 70,000 Euro. La Rosa is a pleasant small first floor apartment on the outskirts of Bagni di Lucca,  an easy walk to the town centre and close to the river.  Access is very easy, you can park a car outside the door and be in Lucca in 25 minutes.

La Storta is a spacious village house that’s been on the site for a while but with little interest shown in it. We’re hoping that will change now the price is a far more interesting 90,000 Euro. For that you get a large village house with garden and with parking very close by.

Snow in Tuscany

The weather has been pretty awful in Tuscany for the last week but things are starting to brighten up as it is in London. We decided the weather was just too awful to want to spend this half term in a chilly mountain house so have stayed in London.

A new property on the site this morning is Villa delle Rughe. We sold this to the present owner some years ago and he needs to move on so we’ve got it back.

Good news: Cheap, Good condition, Two bedrooms and lot of nice period features – well used fireplace and traditional “labour-saving” built in charcoal burning stove  - “For those days when its just not worth lighting a wood fire to cook”.

Joking apart it’s at the top of the spectacular village of Montefegatesi and offers fantastic views for about 30 miles up the Garfagnana from a private roof terrace.

The bad news is that it’s at the top of Montefegatesi so a bit of a walk from anywhere you can get a car unless you are a) Italian and unfazed about driving up steps and needing to reverse 200m when you meet someone else trying the same thing and b) own a Fiat 500 or Panda, small Suzuki 4×4 or similar and are not too precious about the state of its paintwork.

All these things come into the price. Its British owner is looking for £55,000 sterling which is about 66,000 euro.

Crasciana – a nice little cheapie at 80,000 Euro and Casabasciana Alta, a large house with a private roof terrace giving great views and a piece of land @ 170,000 euro.

Greetings from a wet Tuscany

It’s been a rainy day here today (actually that’s an understatement – it’s raining like it only can in October in Italy and the road outside my house is a 15cm deep torrent) but this did at least allow me to finally add the last properties that I saw at the end of August.

That would normally mean the the website was up-to-date if I hadn’t agreed to go out yesterday and see some more so…

Four at least (I’ve been promised some more if it ever stops raining) next week.

Great price reduction on beautiful townhouse

Il Glicine – a very nice house in central Bagni di Lucca has been on sale for some time. The owner has now reduced the price to a very reasonable 250,000 euro in the expectation of a quick sale.

If you are looking for a high quality house, centrally located, with plenty of bedrooms, a separate apartment, great road and public transport access and a lovely garden this is for you.

A little bit of Tuscany

Small piece of buildable land
I  never know what to do with these! It’s a small flat piece of Tuscan Hillside – a few miles from  Bagni di Lucca  and juast outside a village so nice that we live there. There is  permission to build.  I’ve not seen the plan but would guess it’s about half an acre in size and contains  four large chestnut trees (which would get in the way of building unless you plan to recreate Lothlórien)

Should you fancy this as a project your options would either be to sell the wood and build – or if you feel sorry for the trees  – work you way around them.

Latest on the site – Chiesa

Chiesa – 48,000 euro

The property is nothing special – however the price is. Chiesa is a small terraced village house in need of some internal modernization. As far as we can see the structure is pretty good and the works  required inside are well within the capabilities of someone skilled at DIY -  or could be fixed professional at a reasonable cost. In fact, if you are not too fussy, you could just move it.

Basically it need a good scrub and a coat of paint and, if you are planning at connecting modern appliances, you might want to get the electrics looked at.

The main problem is that the main bedroom is at the top floor and the bathroom and WC are in the basement. As the stairs from the ground floor to basement are a bit tortuous I’d personally not prefer to have to do this at 3am which leaves you with either the traditional method of using a chamberpot, or installing a more modern bathroom at the top of the house. Frankly I’d go for the latter as there is plenty of room for this.

World’s worst blogger

Life! – too busy to blog. Too busy to update the website.

Just a quick post to say that Casa Portico – which is a sweet little house in Convalle – has had its price reduced to 135,000 euro.

We were out in Tuscany over Easter and have at least twenty new properties to add to the site. I hope to get at least some of these listed in the next week.
